Site Plan Review Application

The City of Ferndale's site plan application is based on requirements in the zoning ordinance, Article XI. Site Plan Review (link), and other applicable ordinances related to landscaping, exterior lighting, etc. Applications and plans can be submit online via this form or submit at City Hall via USB drive. Paper or CD copies of plans and applications will not be accepted.

3. Site Plan Required Elements

Application

Project title, street address, sidwell, legal description.

Project description, including proposed uses of buildings and site improvements.

Name, addresses, telephone numbers, and emails of all proprietors, applicants, architects, engineers, and owners'

Written proof of ownership or option on subject property. If the applicant is not the owner, a written explanation of their legal relationship shall be submitted.

Proposed project time of project completion and phasing schedule.

Date of preparation of drawings and revisions.

Site Plan

Site plan drawn at a scale of no less than 1" = 30' (or not less than 1" = 50' for sites greater than three (3) acres).

Location map drawn at a minimum scale of 1" = 2000' with north point indicated.

Architect's, Engineer's, Surveyor's, Landscape Architect's, or Planner's seal.

Legal and common description of the site with existing and proposed lot lines, and dimensions.

Centerline, existing, and proposed right-of-way lines of any streets or alleys, and proposed and existing easements.

Zoning classification of petitioner's parcel and all abutting parcels.

Gross and net buildable area.

Percentage of lot coverage including existing buildings.

Sign locations, illumination, and size. Add a note on plans that 'Signs will be reviewed through City sign permit application'.

Access and Circulation

Vehicular parking chart with parking requirement and parking provided.

Parking lot sign locations, arrows, and striping, including dimensions and ADA parking.

Bicycle parking chart with parking requirement and provided.

Electric vehicle (EV) charging parking chart with requirement and parking provided.

Letter provided for parking waiver request as outlined in Section _.

Pedestrian sidewalks, paths, and crosswalks, including dimensions.

Delivery and loading areas, including waste receptacle.

Compliance with visibility at intersections ordinance.

Building and Structure Design

Building siting, height, and design regulations and proposed.

Elevations of all sides of the proposed building with color and building materials.

Building materials chart by elevation, primary and secondary materials, and percentage.

Location of mechanical and utilities with screening.

Any accessory structures, buildings or outdoor seating and sales with dimensions.

Location of Fire Department Knox Box and Knox Electrical Shut Off utilities.

Landscaping

Landscaping plan with landscape architect seal.

Tree survey for any tree removal with arborist report, including tree condition, species and diameter..

Tree type chart with ordinance requirement and proposed for tree types (greenbelt, parking, replacement).

Tree permit for any tree removal or planting.

Tree protection plan.

Letter requesting payment in lieu of required trees.

Exterior Lighting

Photometric plan measured in footcandles.

Manufacturer cut sheets with fixture height and type.

Preliminary Engineering

Stormwater Engineering Narrative & Intent

Long-Term Stormwater Maintenance Agreement

Stormwater As-Builts

Any Required Easements

Water Main and Sanitary Sewer Narrative & Intent
